GENERAL
Is Amblebrook at Gettysburg an age-restricted community?
Yes. At least one member of the occupied household must be 55 years of age or older. No one under the age of 18 can occupy the home for an extended period. Anyone can purchase a home. For more details about this, please discuss with your builder of choice.
What can I expect during my onsite visit?
When you arrive at Amblebrook, our Lifestyle Sales Team will greet you in our Welcome Center, where you can enjoy a craft coffee, tea, or latte from our onsite café and market. We will review and answer all your questions and take you on a tour of our onsite amenities, and if you would like to meet with a resident, we can connect you with one to share their perspective on life at Amblebrook.
After the amenities tour, you can meet with all five of our award-winning builders and tour their model homes. We suggest planning to spend about an hour to an hour and a half with us, but feel free to take as much time as you need!
HOMES
Who builds the homes at Amblebrook?
The quality homes at Amblebrook at Gettysburg are built by five award winning, trusted homebuilders: Lennar, Caruso Homes, DRB Elevate Homes, DR Horton, and Ward.
Will the homes have garages?
All homes include include 1- or 2-car garages with options for additional space depending on the home plan.
Are basements available in the community?
Basements are not available in the community. However, the builders offer an optional sky basement that offers all of the features and convenience of a traditional underground basement in a loft-like design with plenty of natural light.
How many model homes are available to tour?
Currently we have fifteen professionally decorated and luxury appointed model homes. Models are open 7 days a week from 10 am until 5 pm. Meet us at The Welcome Center to start your tour today!

If I choose to build at Amblebrook, can I pick my homesite?
Yes. Once you meet with your builder of choice, you’ll be able to pick the perfect home and homesite that best meets your needs. At Amblebrook, you’ll find a wide selection of homesites, many with scenic views of trees, water, and other natural features.

Does Amblebrook have any move-in ready homes?
While move-in ready homes are a fantastic way to quickly begin enjoying the Amblebrook lifestyle, availability varies because these specialty offerings are in high demand. To learn more about move-in ready homes, please call our team at the Welcome Center at 717-345-8150.
HOA
What are the HOA fees? And what do those fees include?
The HOA fee monthly fee is $350, which includes maintenance, operations, access, and use of all community amenities. This specifically covers lawn maintenance and care of individual homesites and shared areas (some rules may apply), as well as snow and ice removal from common walkways and areas, homeowner driveways, sidewalks, and walkways to the porch roofline.
Will HOA fees increase over time?
A build-out budget for the entire community has been established and the developer has planned to subsidize the shortfall until the community is fully populated setting forth a plan to hold fees as steady as possible each year.
UTILITIES
What kind of internet service will be available?
Comcast High Speed Internet will be available along with a menu of additional services they provide.
What are the utilities at Amblebrook?
The utilities are natural gas heat supplied by Columbia Gas, electric is supplied by either Adams Electric or MetEd/First Energy based upon which portion of the community you live in, and public water, and sewer supplied by York Water Company.

Where are the closest grocery stores?
There are three grocery stores in the area. Giant Grocery store, located approximately five miles away off Route 30 W, Weis Markets, located approximately five miles away on Old Harrisburg Road, and a family owned, and operated grocery store, Kenny’s Market, located approximately 7 miles from Amblebrook.
How close is Amblebrook to medical facilities?
WellSpan Gettysburg Hospital is approximately eight miles from Amblebrook on Gettysburg Street. Penn State Health Milton S Hersey Medical Hospital is approximately 1 hour away, and John Hopkins Hospital is approximately 1 hour and 40 minutes away from the development.
Additionally, Amblebrook has curated a wellness partnership with WellSpan Health and has two dedicated onsite wellness suites dedicated to Physical Therapy, Athletic Training and assessments and massage. In fact, we have a wellness concierge specifically for Amblebrook residents that they may call to schedule onsite appointments.

How can we be assured that the clubhouse and amenities will be completed as planned?
As an experienced developer of resort-style communities across the U.S., Crown Community Development understands the significant role amenities play in ensuring the enjoyment and wellbeing of our 55+ residents. To this end, we have made an upfront investment in major infrastructure. The Rock Creek Clubhouse and the Fitness Center are completed, and the residents are enjoying the amenities to the fullest.
What are the hours of the Clubhouse?
The Rock Creek Clubhouse hours are 8 am to 8 pm – 7 days a week. Times may fluctuate based upon planned community events and seasonality.
What are the hours of the Fitness Center?
The Rock Creek Fitness Center hours are 7 am to 7 pm – 7 days a week. Times may fluctuate based upon planned community events and seasonality.
Will the community allow golf carts?
Yes. Street legal golf carts are permitted on Amblebrook’s roads within the community.
Where is the dog park located?
Amblebrook is home to two dedicated dog parks – one for small dogs and one for large dogs. The parks are located near the tennis and pickleball courts and community trailhead at the Rock Creek Club campus, and our furry friends are enjoying their amenity.
Will there be a swimming pool?
Yes, we have two pools: an indoor four lane 25-yard lap pool and an outdoor leisure pool.
Will there be a restaurant in the community?
The Welcome Center’s Heartland Café is open Wednesday-Sunday, 8 AM to 4 PM and serves up fresh coffee, tea, hand-crafted pastries, salads, sandwiches, and more. In addition, the market offers specially curated grab-and-go options and last-minute gifts sourced from beloved local Gettysburg farms, bakeries, and specialty stores.
For events at the Rock Creek Clubhouse, residents have access to the Nourish Kitchen, Lounge, and Community Hall’s catering kitchen, providing everything needed for resident potlucks, parties, and community-wide events.
What educational classes will be offered at Amblebrook?
